Project details:

This extensive renovation provided very specific challenges, but the final result reflected the successful collaboration between architect, builder, engineer and client. The site is steeply sloping, with a 15metre height difference between the street frontage and the rear boundary. The existing three-storey dwelling stepped up the slope, while a separate double garage sat at street level. There was no real relationship between the existing home, garage, gardens and pool area.

The design focus was to open up the spaces to achieve views right through the home from the beautiful natural rock formation at the rear through to the amazing ocean views to the east. The result produced a spatial perception that both the home and the site are significantly larger than before, despite the building footprint essentially remaining the same.

The dominant pitched roof form has been replaced with a flat roof. This gave the team an opportunity to bridge across to the pool area and link the top storey directly to the pool and rear garden. Consequently, the pool has become a focal point both functionally and aesthetically, while the amazing views of the harbour now dominate the spaces, even from the rear garden.

The traditional styling of the old property has been transformed to a more minimalist contemporary style. Externally and internally the finishes have been pared back, although the design detailing is far more minimalist than the original home, the inclusion of textured materials and a carefully selected colour palette provide for warmth and interest. 

The new environmental details have made the home more energy efficient via a photovoltaic solar system and 10kW Sonnen battery. There is a 5,000 litre rainwater tank, insulation in all walls and ceilings, Vitrocsa sliding doors with 10mm thick glass and internal blinds on all windows and doors to keep direct sun out.
